The balcony is brilliant in the summer. I walk to Hampstead Heath multiple times a week all year round. It is extremely well located with transport, shops, hairdresser, dentist, doctor, and of course pubs and restaurants literally within a 5 minute walk. And I'm addicted to Hot Wok Kitchen! The landlord is very responsive and supportive with any issues.

If I could change something, the balcony above has large spaces between the planks, meaning dirt can fall down. I have tightly fastened a tarp over mine which made a world of difference.

I'm leaving because I am buying my own flat. It's generally in the same area which I am very happy with.

Average monthly bills were about £90/month for council tax, £70/ month for electrics, and £20/month for water.
